Piers to 36 inches, inspected in the ground, with clean hole bottoms before anything is poured.
Flashing every ledger
Corrosion-resistant metal, at least 0.019 inches thick, so water cannot reach the band joist.
Tape on the joists
Butyl along the tops of joists and beams, self-sealing around every fastener that goes through.
One metal throughout
Hot-dip galvanized to ASTM A153 or stainless, with connectors matched so nothing corrodes galvanically.
Guards you can lean on
Every guard post gets tested by hand before we leave, because 200 pounds is the standard it has to meet.
The drawings handed over
You keep the same plot plan and framing set that went to the Building Codes Division.
The housing stock we actually work on
